More specifically, we're talking about REITs here and I was just covering Applied Dig coming out across, but we also got Welltower earnings. So, I mean, we might as well just kick it off here. I mean, they've got a beat and raise quarter FFO coming in better than expectations, a revenue coming in better than expectations. They raised their full year FFO share guidance here. They beat the consensus pretty much across the board.

We've got a 7 and 1/2% move to the upside. And healthcare and seniors housing is not even the top performing space when we're talking about REITs, David.
