I'm the chief investment officer of Hoya Capital and I'm very honored to be joined by Michael Notch, US Director of Research for Green Street.

A little bit of um housekeeping before we start. Uh I'm going to run through just a quick presentation just kind of introducing Michael, introducing Green Street. Um uh uh as well as you know some of the questions that we've got teed up or that I hope to address in today's presentation.
