REITs with Monthly Dividend Payments
Monthly payment records from Hoya Capital's REIT database
The monthly dividend REIT list groups companies whose payment frequency is recorded as Monthly in Hoya Capital's research database. The table displays up to 25 qualifying records, ordered by reported dividend yield. It pairs the frequency label with the company, property sector, market capitalization and FFO payout ratio so the basis for inclusion is visible in each row.
Payment frequency is the defining filter for this page. Quarterly, annual, semiannual, irregular and unreported schedules are not treated as monthly, even when a company has a high reported yield. The list does not infer a schedule from past payment amounts, estimate the next declaration, or turn an annual yield observation into a monthly return projection. Its scope is the classification stored in the source data.
Coverage includes both equity and mortgage REIT categories, including the database's Canadian REIT records. It excludes funds, business development companies, energy and MLP groups, and the non-REIT operating-company sectors described in the methodology. As a result, a monthly-paying security elsewhere in the database does not automatically belong in this table. Classification and yield eligibility are checked before the final size limit is applied.
The reported payout ratio offers additional context but does not determine rank or membership. An empty ratio is labeled Not reported, rather than interpreted as no distribution or a zero payout. The displayed update date identifies the source refresh for the selected records. It is not a dividend declaration date, an ex-dividend date or a commitment that an issuer will continue its recorded payment schedule.
Readers looking across payment schedules can use the high-dividend REIT list, while the Top 25 page and full REIT database provide other views of the covered companies. This page is a reference for comparing recorded payment frequencies, not a personalized income plan. The selection rules below and the questions at the end explain precisely what the screen includes and what its figures represent.

How the monthly dividend screen works
The monthly screen starts with companies classified as equity or mortgage REITs in Hoya Capital's database and keeps only records whose dividend frequency is exactly Monthly. It selects up to 25 qualifying rows by reported dividend yield, highest first, with ticker order breaking ties. A quarterly, annual, irregular or missing payment label cannot qualify for this list.
Eligibility also requires a positive yield no greater than 50%. The limit removes missing and unusable yield observations without interpreting an unusually high yield as an investment opportunity. Yields are stored as fractions and displayed as percentages; ranking uses the original unrounded numbers. The frequency column remains visible so the basis for membership can be read alongside each company.
The same non-REIT sector exclusions used for the high-dividend screen apply here: BDCs, MLP and energy companies, homebuilders, developers, brokers and technology companies, asset managers, operators, RV and manufactured housing businesses, and land owners. ETFs and index fund records are excluded. EARN is also excluded following its conversion to Ellington Credit Company, which left its REIT classification in the source outdated. Canadian REIT records remain eligible when their source frequency is Monthly; no US-only filter is applied.
The update line shows the oldest refresh timestamp across the displayed companies. Not reported identifies an empty source field and is not a zero payout ratio. The FFO payout ratio is the database's reported measure and is not used to choose rows. The page is a reference list based on source classifications, not a payment calendar, a forecast of future dividends or a recommendation to purchase a security.

Frequently Asked Questions
Which REITs qualify for the monthly dividend list?
A record must belong to the covered equity or mortgage REIT universe, have its dividend frequency recorded as Monthly, and have a positive reported yield no greater than 50%. The page then shows up to 25 qualifying companies ranked by yield, with ticker order resolving equal values.
Is the displayed yield a monthly return?
No. This page displays the database's dividend yield field as a percentage and uses the separate frequency field to identify monthly payers. The yield is not divided into a monthly return estimate, and the table does not calculate a future cash payment or a total investment return.
Does a Monthly label guarantee the next payment?
No. Monthly is the payment-frequency label in the source record at the displayed update date. This screen does not provide declaration dates, ex-dividend dates or payment dates, and it does not independently forecast dividends. It should not be interpreted as a guarantee of continuing distributions.
Why are Canadian names included in this screen?
Hoya Capital's database includes a Canadian REIT classification, and this list does not apply a US-only filter. Those records qualify under the same frequency and yield rules as other eligible rows. Their inclusion describes database coverage and is not a statement about any investor's tax treatment or access.
